Problem:

There are many online real estate portals in Thailand, however it takes almost a year on average for Thai people to sell their home, and about 19% would wait over two years*. There are two main factors contributed to this issues, first the majority of all properties listed on Thai property websites are done by agents, however, secondly agents have no official agreements with owners to sell properties. Consequently, this causes all property sites in Thailand are not reliable because most lists are incomplete, duplicate, and sold. Therefore, users misunderstand the market and property price.

I am an expert in property market and consulted many large scale developments. However, I found that, Thailand is lack of information to help home buyers or sellers to make the right decision, especially, setting an appropriate price, when sale or buy the properties. We don't have core residential database like MLS system in USA or REINS in Japan. These databases are the core of real estate market activities. It helps in transaction, valuation, market monitoring and other.

As I mention earlier, Thai people suffers in spending almost a year on average to sale houses. All listing portals now are not reliable, because Thai brokers have no motivation to update and remove sold listings.

The exist of problems above indicate that all portal in the market don't work. Therefore we need to create a reliable portal which avoid brokers and only owners to list, it is easier to recheck, update and gather property information, as well as clean up data.
